New Road Hotel

This project involved the comprehensive conversion of a disused garment factory into a stylish 79-bedroom boutique hotel. Inspired by the New York metropolis, the design retains the building’s industrial heritage, featuring original exposed brickwork and large factory windows that flood the rooms with natural light. The programme delivered a range of cleverly designed bedrooms, including high-specification loft rooms with private rooftop hot tubs, alongside social zones, a library, and a signature restaurant by Marco Pierre White. As a true passion project for the owners, the development breathes new life into a building woven into the family’s history and the fabric of East London’s garment trade.

The technical delivery focused on a “sleek and efficient” architectural approach, prioritising high functionality and the preservation of original factory features. Our team managed the complex structural reconfiguration required to insert modern hotel infrastructure into a multi-storey industrial frame, ensuring all 79 rooms met contemporary acoustic and thermal standards. The build integrated advanced M&E systems to support the new fitness studio, signature chophouse, and open-plan lobby spaces. By balancing the raw industrial aesthetic with luxury internal finishes, the development stands as a premier example of sensitive urban repurposing and high-end hospitality design.
