Located a short distance from the 2012 Olympic Park and the ExCeL Exhibition Centre, this development involved the demolition of an unused warehouse to provide nine high-quality residential units and two commercial units. The scheme was designed to take full advantage of Canning Town’s excellent transport links, situated just two stops from Westfield Stratford City. A key feature of the delivery was the introduction of an underground car park within the basement, accessed via a car lift from the front entrance. Our experience in mixed-use developments allowed for a disciplined communication system and close coordination with our diverse network of clients throughout the pre-construction and construction phases.
The technical delivery utilised a hybrid structural approach, combining a reinforced concrete and lightweight steel frame. This sits on a foundation consisting of a perimeter secant piling wall and load-bearing isolated piles to provide the structure with exceptional durability. Environmental performance was a primary focus; the design was developed to make the maximum contribution to the environment. To reach specific sustainability targets, the development benefits from a brown roof, highly insulated walls, and air source heat pumps. Furthermore, the construction utilised recycled materials in specified areas. By balancing complex subterranean engineering with advanced green technologies, we delivered a robust, modern asset that supports the ongoing regeneration of East London.
