Wood Street

This mixed-use development involved the demolition of an existing warehouse—formerly a local film studio from which the project takes its name—to construct 33 high-quality flats and 3 townhouses and a versatile commercial space. The programme delivered a four-storey street-facing block situated above ground-floor commercial units, a nine-storey rear block featuring a generous communal terrace, and a collection of three contemporary townhouses. Working in a high-demand area of Walthamstow, our team managed the full lifecycle of these one-, two-, and three-bedroom homes, successfully blending the site’s cinematic heritage with 21st-century residential requirements.

The project required a sophisticated, two-stage logistical strategy to manage construction within an exceptionally tight footprint and a constrained courtyard setting. A primary technical challenge involved a multi-network communal antenna on the original street-facing building, which could not be terminated to maintain local mobile service. Consequently, the nine-storey rear block was completed first to allow for the permanent relocation of the antenna before the second stage began. Furthermore, the team successfully managed the complex decommissioning and relocation of an existing local substation, which was moved to a new position to facilitate the final build. By coordinating closely with structural and utility partners, we ensured the seamless integration of a reinforced concrete frame and modern building services despite these significant infrastructure constraints.
