St Paul’s Way

Situated on a unique triangular site at the southern corner of Mile End Park, this project involved the demolition of existing structures to make way for a striking six-storey landmark building. The development was designed to provide a strong architectural response to its context, physically defining the junction where the railway viaduct meets St Paul’s Way. A primary challenge of the delivery was the site’s extreme proximity to active infrastructure, with the building situated only 1.2 metres from the railway arch and less than 3 metres from the track. Our team focused on creating an innovative residential block that maximises the footprint of this constrained site while successfully integrating with the ongoing regeneration of the Tower Hamlets area.

The technical delivery utilised a hybrid structural approach, combining a reinforced concrete and lightweight steel frame sitting on a robust raft and piling foundation. A significant aspect of the build involved the construction of a basement in immediate proximity to the railway, requiring meticulous structural monitoring and precise engineering to ensure the stability of both the new development and the adjacent rail assets. Due to the location, the project required a sophisticated acoustic and vibration strategy to ensure high-quality living conditions for all residents. The architectural intent turned the south and east elevations towards the park, featuring deep glazed balconies with traditional yellow London multi-stock brickwork, white render panels, and natural red cedar timber boarding. By balancing the complex geometry of the triangular site with rigorous safety and technical requirements, we delivered a high-specification residential scheme that serves as a modern focal point for the local community.
