This project involved the comprehensive refurbishment and strategic extension of a prominent building situated at the corner of Gray’s Inn Road and Britannia Street. The programme focused on extending the basement, ground, and first floors to create two high-quality commercial units and five high-specification self-contained apartments. Designed as a contemporary “pavilion” separate from but complementary to the host structure, the extension re-establishes the historical street frontage while enhancing the building’s presence within the King’s Cross Conservation Area.
The architectural design utilised a sophisticated vertical grid and arched reliefs that reference local heritage, particularly the industrial warehouse buildings and the nearby railway architecture. Our team managed complex structural interventions, including the integration of modern M&E systems and a high-performance building envelope featuring a palette of dark brickwork and robust metalwork. The project prioritised sustainability, incorporating 25 south-facing PV panels and high-efficiency ASHP systems to achieve a 64% reduction in carbon emissions for the residential units.
