Falcon House

This project involved the comprehensive change of use and refurbishment of a vacant office building into a high-quality 97-bedroom boutique hotel. The scheme was designed to serve the business and tourist markets associated with Heathrow Airport, delivering a modern 4-star hospitality asset. The programme included the integration of ancillary facilities such as a gymnasium, conference rooms, and a dedicated breakfast room, alongside a ground-floor café and restaurant situated within the former rear undercroft.

The technical delivery focused on the repurposing of the existing building fabric to meet stringent modern hospitality standards. Our team managed the installation of ten parking spaces at basement level, including six accessible bays and dedicated motorcycle parking, all equipped with electric vehicle charging points. Sustainability was a key driver, with the project incorporating energy-efficient M&E systems and a robust sustainable drainage strategy. The architectural approach revitalised the vacant site, providing a diverse mix of accommodation that boosts the local economy through direct employment and support for local catering and laundry services.
