Located in the heart of the historic Chrisp Street Market, this project represents one of the most ambitious vertical extension programmes of its time. The development involved the complex expansion of the existing structure, adding nine high-specification new flats across the fifteenth, sixteenth, and seventeenth floors. By extending the original building upwards, the project successfully delivered much-needed high-density housing in Poplar without increasing the building’s footprint. The delivery focused on a sophisticated architectural integration that enhances the local skyline while maintaining the operational continuity of the ground-floor retail units.
The technical delivery was defined by a rigorous structural assessment and reinforcement programme to support three additional storeys atop a high-rise structure. Our team managed the installation of a lightweight steel frame system, specifically chosen to minimise the additional load on the original foundations while providing a robust residential envelope. A primary challenge was the logistical management of a vertical build in a densely populated market area, requiring precision crane operations and strict safety protocols to protect the public. The new units feature expansive glazing and private terraces, offering panoramic views across East London and the City. Through the successful execution of this complex vertical build, we delivered a high-performance residential scheme that serves as a benchmark for sustainable urban densification.
