Rainham Road

This development of 11 residential units including the basement is located in a quiet backland location, set well back from the busy Rainham Rd South which was a very viable site to develop and erect a three storey plus basement including eleven new residential units.

The external ground floor facade is cladded in an attractive board-marked concrete containing recessed light fittings to softly light the adjacent public footpath. The upper floors are also cladded in low maintenance cedar shingles, well suited to the quasi-woodland context of the site, chosen by the architects to reduce the visual impact of the building on neighbours and helping it to blend in to its site. A process enhanced by the natural weathering of the materials as they age.

Synthesis Architecture have also designed the development to achieve the specifications required for Sustainable Homes accreditation and feature several energy saving and sustainable elements. Solar panels are concealed on the main flat roof that provide electricity for each dwelling, and planted green roofs at lower levels provide an attractive roof finish whilst encouraging bio-diverse insect life and also reducing resident’s utility bills by helping to keep the apartments warm in winter and cool in summer.

There are also secure bike storage facilities in the basement for all residents to encourage cycling for local travel.

The eight 2-bedroom and three 1-bedroom apartments are all built to Lifetime Homes and London Plan standards throughout. One ground floor level 2-bedroom apartment is built as a dedicated wheelchair user unit with all services, fixtures and fittings designed with wheelchair users in mind and additional private access direct from the disabled access parking space at the rear of the building.

A publicly accessible lobby allows general access for meter readings and postal deliveries to individual boxes, while a second door accessed only by key/cardholders and equipped with a video access system with remote unlocking from each apartment provides security for residents.

The security lobby gives access to the spacious central stair and lift core that receives plenty of daylight from windows at half landing levels and from roof-lights overhead. Apartments at all levels, from the basement to the second floor, can be accessed from the security lobby.

Apartments at ground and basement levels will have full height sliding glazed doors connecting the interior living spaces directly with spacious landscaped gardens featuring hard and soft landscaped areas. At basement level the internal face of the cast concrete retaining walls surrounding the sunken gardens is board-marked, giving the concrete an attractive texture whilst acting as a backdrop to climbing plants from low level planters and cascading plants from ground floor level planters surrounding the sunken gardens.

All flats feature generous full height double glazed aluminum framed windows throughout, providing plenty of daylight and great views out over the landscaped gardens at ground and basement levels. This is enhanced by the provision of full height sliding glazed doors and Juliet balconies to the living rooms and bedrooms of the apartments at the first and second floors.
